By accessing and using the Scion Lending website (the "Site"), you accept and agree to be bound by these Terms of Service and our Privacy Policy. Scion Lending is a DBA of Home Mortgage Alliance Corporation (HMAC), NMLS #1165808. Scion Lending operates under Branch NMLS License #1812244.

These Terms apply to all visitors, users, and others who access or use the Site. We reserve the right to modify these Terms at any time. Your continued use of the Site following any changes constitutes acceptance of those changes.

Eligibility

No Guarantee of Approval

Submission of a loan application through our Site does not guarantee approval or any specific loan terms. All loan applications are subject to credit approval, property appraisal, and verification of information. Final loan terms, including interest rates and fees, will be determined based on your creditworthiness, property value, and other factors.

Information Accuracy

You agree to provide accurate, current, and complete information during the application process. Providing false or misleading information may result in denial of your application and may constitute fraud.

Rates and Terms

Interest rates, fees, and other loan terms displayed on the Site are subject to change without notice. Rates shown are for informational purposes only and do not constitute a loan offer. Actual rates and terms will be provided in your Loan Estimate and other official loan documents.

The Site and its entire contents, features, and functionality (including but not limited to all information, software, text, displays, images, video, and audio, and the design, selection, and arrangement thereof) are owned by Scion Lending, Home Mortgage Alliance Corporation, our licensors, or other providers of such material and are protected by United States and international copyright, trademark, patent, trade secret, and other intellectual property or proprietary rights laws.

Limited License

You are granted a limited, non-exclusive, non-transferable license to access and use the Site for personal, non-commercial purposes. This license does not include any right to:

• • Modify or copy the materials
• • Use the materials for any commercial purpose or for any public display
• • Attempt to reverse engineer any software contained on the Site
• • Remove any copyright or other proprietary notations from the materials
• • Transfer the materials to another person or "mirror" the materials on any other server

TO THE FULLEST EXTENT PERMITTED BY APPLICABLE LAW, IN NO EVENT SHALL SCION LENDING, HOME MORTGAGE ALLIANCE CORPORATION, OUR AFFILIATES, OR OUR RESPECTIVE OFFICERS, DIRECTORS, EMPLOYEES, OR AGENTS BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING WITHOUT LIMITATION, LOSS OF PROFITS, DATA, USE, GOODWILL, OR OTHER INTANGIBLE LOSSES, RESULTING FROM:

• • Your access to or use of or inability to access or use the Site
• • Any conduct or content of any third party on the Site
• • Any content obtained from the Site
• • Unauthorized access, use, or alteration of your transmissions or content

WHETHER BASED ON WARRANTY, CONTRACT, TORT (INCLUDING NEGLIGENCE), OR ANY OTHER LEGAL THEORY, WHETHER OR NOT WE HAVE BEEN INFORMED OF THE POSSIBILITY OF SUCH DAMAGE.

You agree to defend, indemnify, and hold harmless Scion Lending, Home Mortgage Alliance Corporation, our affiliates, and our respective officers, directors, employees, and agents from and against any claims, liabilities, damages, judgments, awards, losses, costs, expenses, or fees (including reasonable attorneys' fees) arising out of or relating to your violation of these Terms or your use of the Site.

The Site may contain links to third-party websites or services that are not owned or controlled by Scion Lending. We have no control over, and assume no responsibility for, the content, privacy policies, or practices of any third-party websites or services.

You acknowledge and agree that Scion Lending and Home Mortgage Alliance Corporation shall not be responsible or liable, directly or indirectly, for any damage or loss caused or alleged to be caused by or in connection with the use of or reliance on any such content, goods, or services available on or through any such third-party websites or services.

Governing Law

These Terms shall be governed by and construed in accordance with the laws of the State of Pennsylvania, without regard to its conflict of law provisions.

Dispute Resolution

Any dispute arising out of or relating to these Terms or the Site shall be resolved through binding arbitration in accordance with the rules of the American Arbitration Association. The arbitration shall take place in Philadelphia, Pennsylvania.

Class Action Waiver

You agree that any arbitration or proceeding shall be limited to the dispute between you and Scion Lending individually. To the full extent permitted by law, no arbitration or proceeding shall be joined with any other, no dispute shall be arbitrated on a class-action basis, and there is no right or authority for any dispute to be brought in a purported representative capacity.

We may terminate or suspend your access to the Site immediately, without prior notice or liability, for any reason whatsoever, including without limitation if you breach these Terms.

Upon termination, your right to use the Site will immediately cease. All provisions of these Terms which by their nature should survive termination shall survive termination, including, without limitation, ownership provisions, warranty disclaimers, indemnity, and limitations of liability.

We reserve the right to modify or replace these Terms at any time at our sole discretion. If a revision is material, we will provide at least 30 days' notice prior to any new terms taking effect.

What constitutes a material change will be determined at our sole discretion. By continuing to access or use our Site after any revisions become effective, you agree to be bound by the revised terms. If you do not agree to the new terms, you are no longer authorized to use the Site.
